Roof repair cost
in Brisbane.
What changes the price, what each repair involves and how to get a fair quote.
From Linc Point. Updated October 2026.
It depends on the roof.
That's not a dodge.
Two roofs with the same leak can be very different jobs. Height, pitch, access and materials all move the price. A few photos are the quickest way to a real number.

and what they involve.
| Repair | What it usually involves |
|---|---|

| Rebed and repoint ridge capping | New bedding and pointing along ridges and hips |
| Repair or replace flashings | Resealing or replacing flashings at walls, chimneys and vents |
| Replace rusted metal sheets | New sheets, screws and flashings to suit |
| Replace loose or rusted screws | New fixings so sheets stay put in the wind |
| Find and fix a leak | Tracing it inside and out, then fixing the source |
| Storm make-safe | Tarping or a temporary repair to keep water out |
Priced from your photos or an inspection. Every repair is set out in writing before any work starts.
Six things that
change the number.
Roof type
Concrete tile, terracotta, metal and older fibro all repair differently.
Pitch
Steep roofs need more safety gear and more time.
Access
Tight side paths, pools and big trees slow the job down.
Matching materials
Older tiles can be hard to match, which can change the plan.
What's underneath
Rotten battens or damaged sarking only show once tiles come off.
Asbestos
Built or renovated before 1990? The roof may contain asbestos. That needs a licensed specialist.
Four common repairs,
up close.

Roof tiles
Cracked, slipped or missing tiles let water straight in.

Ridge pointing
Crumbling pointing lets wind-driven rain in under the caps.

Flashings
Lifting or rusted flashings are a common leak point.

Metal roofing
Rust along the laps, lifted sheets and screws backing out.
Repair, replace
or make it safe.
A repair is often enough.
One leak rarely means a new roof. Replacing makes sense when damage is spread across the roof, sheets are rusted through or the same repair keeps failing. Your quote should say which, and why.
Storm damage? Photos first.
Take photos before anything is moved, then call your insurer. Making it safe comes first. Storm help: the SES on 132 500. If anyone is in danger, call triple zero (000).

Roof repair
questions.
How much does it cost to fix a roof leak in Brisbane?
It depends on the cause. A slipped tile is a small job. Rusted sheets or rotten timber are bigger.
Can you quote from photos?
Often, yes. Clear photos of the damage and the whole roof help. Some jobs need someone up there first, and we'll tell you if yours does.
Will insurance cover my roof repair?
It depends on your policy and the cause. Check with your insurer before repairs start, apart from making it safe.
How long does a roof repair take?
Small repairs are often a single visit. Bigger jobs depend on materials and weather. Your quote sets out the timing.
Should I get up there myself?
Please don't. Tiles crack underfoot and metal gets slippery. Look from the ground, then send us photos.
