Storm season on the Coast.
Salt and sails.
The Gold Coast gets it from both sides. Homes near the beach deal with salt air all year, which is hard on metal roofs, screws, flashings, gutters and anything with a fixing. The newer estates up the northern corridor, around Coomera, Pimpama and Ormeau, have younger roofs but plenty of shade sails, pergolas and outdoor gear that needs securing.
- Salt air. Rust on roof sheets, screws, gutters and sail fixings shows up sooner near the coast. Worth a closer look every year, not just when something leaks.
- Box gutters and hidden gutters. Plenty of modern designs have them. When they block, water can end up inside the house, so keep them clear.
- Shade sails and pergolas. Check the fixings and posts, and take the sails down before a severe storm.
- Waterfront and high-set homes. They catch more wind. Anything loose on decks and balconies needs somewhere to go when a warning comes.
